Zone B is a legacy label from older Flood Insurance Rate Maps, roughly equivalent to the moderate-risk portion of Zone X on modern maps.
Across 1,829 single-family policies written in Florida since January 2023, the median annual cost in Zone B was $811. A quarter of those households paid less than $736, and a quarter paid more than $1,051.
Official source figures, as of 14 August 2026. Calculated from National Flood Insurance Program policy records published by FEMA. These are premiums other policyholders paid, not a quote or an offer of coverage.
What drives the spread inside Zone B
Since October 2021, two houses in the same zone can pay very different premiums. Risk Rating 2.0 prices each property on its own distance to water, first-floor height, foundation type and replacement cost, so the zone letter sets the neighbourhood of the price rather than the price itself.
That is why the gap between the 25th and 75th percentile above is worth more attention than the median. In Zone B the middle half of households span $736 to $1,051.
How this figure was calculated
Every figure on this page comes from NFIP policy transactions published by FEMA. We keep single-family homes on twelve-month terms with an effective date of January 2023 or later, and we report the total cost the policyholder pays, including federal fees and the HFIAA surcharge.
These are premiums that were actually paid. They are not quotes and they are not an estimate for any specific address. Read the full method.
