Policies behind these figures

Zone VE is the coastal strip exposed to breaking waves of three feet or more during a storm surge. It carries the highest premiums in Florida and the widest spread between neighbouring properties.

Across 31,691 single-family policies written in Florida since January 2023, the median annual cost in Zone VE was $2,226. A quarter of those households paid less than $1,129, and a quarter paid more than $4,781.

What drives the spread inside Zone VE

Since October 2021, two houses in the same zone can pay very different premiums. Risk Rating 2.0 prices each property on its own distance to water, first-floor height, foundation type and replacement cost, so the zone letter sets the neighbourhood of the price rather than the price itself.

That is why the gap between the 25th and 75th percentile above is worth more attention than the median. In Zone VE the middle half of households span $1,129 to $4,781.

How this figure was calculated

Every figure on this page comes from NFIP policy transactions published by FEMA. We keep single-family homes on twelve-month terms with an effective date of January 2023 or later, and we report the total cost the policyholder pays, including federal fees and the HFIAA surcharge.

These are premiums that were actually paid. They are not quotes and they are not an estimate for any specific address. Read the full method.

Numbered versions of this zone

If your policy says Zone VE followed by a number

Older maps numbered the coastal V zones the same way, from V01 upward. Only 69 single-family policies in the whole of Florida still carry one, spread across nine different codes.

That is far too few for us to publish a median against any individual code. Some of them sit on two or three policies, and a single beachfront property would set the figure. If your policy shows a numbered V code, read the Zone VE figures above as your reference point: it is the same coastal wave-action exposure, rated on a map that has since been redrawn.
